Stage 1 – Bradfield City Mixed-Use Development

We are pleased to announce a major milestone for Bradfield Corporation. The State Significant Development Application (SSDA) for the first private mixed-use development in Bradfield City is now open for Expression of Interest from Civil and Head Building Contractors.

Located at 135 Badgerys Creek Road, this 2.02-hectare precinct will anchor Australia’s first new city in over 100 years. Positioned 250 metres from the new Metro Station, due to open in April 2027, and minutes from the Western Sydney International Airport, opening later this year, the project delivers a connected, future-ready urban destination.

Head Contractors are invited to submit their Expression of Interest to participate in this landmark development.

A Transformative Mixed-Use Precinct

The development comprises:
  • 443 hotel keys across two hotels
  • 402 residential apartments
  • 30,000 sqm of commercial, retail and hotel-related uses, including:
    • Tavern
    • Medical
    • Childcare
    • Gym
    • Anchor supermarket
    • Co-working
    • A vibrant eat-street laneway
The precinct incorporates five building typologies, landscaped public spaces, and activated pedestrian links that support connectivity, amenity, and long-term placemaking.

Creative Vision will proudly serve as Lead Development and Project Manager, overseeing the entire development from concept through to turnkey completion across all three stages.

Construction Timeline & Staging

Construction is programmed to commence Stage 1 in late Q2 2027, with Stages 2 and 3 delivered consecutively.

Prequalification’s Now Open

We are inviting the industry’s leading Civil Contractors and Head Building Contractors to participate in the prequalification phase for this landmark development. This forms Stage 1 of our Procurement Pathway, with Stages 2 and 3 to follow.
